A typical home inspection is limited to "what can be seen with the naked eye",
a thermal inspection can detect abnormal hot/cold spots which are caused by bigger issues
behind walls and ceilings. Electrical overheating issues cannot be seen unless infrared is used.
Electrical scans can be done at any time, a typical heat loss scan on a home is done after sunset.
For optimum results there should be a 15 deg C temperature difference between indoor and outdoor temperature.
Detections for leaks can be done at any time, ideally within 48 hours of a rain storm.
An infrared inspection covers the home's interior and exterior. Upon completion, the homeowner
is provided with a written report of "findings" accompanied with infrared and visible images for
use as documentation and corrective action decisions.
Should a homeowner decide to sell the home at a later date, the inspection report can be used to
assist in the sale of the home. The report should be kept, as it has value in proving upkeep of the
property.
