Why Perform an Infrared Home Inspection? Infrared Home Inspections conducted by RCI Infrared Services are non-intrusive and give a thermal perspective of the home. Infrared imaging can reveal far more detail than the conventional inspection method using "flashlight and naked eye".
Benefits of an Infrared inspection Rising energy costs alone justify an infrared home inspection. Simply put, a "green" home costs less to run. An infrared inspection of the home can pinpoint those areas where heat is lost in the winter and cooling in the summer. The pay back period for an infrared inspection becomes shorter as energy prices rise, knowing how and where you need to make improvements will improve your home's efficiency and its personal comfort. Homeowners can use an infrared inspection to find issues and prioritize repairs to meet their spending budget. New home owners can use an infrared inspection to reveal defects before their new home warranty expires.
What an infrared Inspection can detect • Insulation deficiencies damaged, wet or missing insulation within walls, poorly installed settled insulation • Heat/energy loss air leaks around electrical outlets, windows, doors and exhaust fans, HVAC leaks • Hidden moisture and leaks in ceilings, walls, basements, windows, roofs, pipes and exterior of building • Electrical issues detection of overheated circuit breakers, heated aluminum wiring connections • Window failure loss of insulating gas within window layers • Radiant flooring issues damaged tubing, poor installation
Report An infrared inspection covers the home's interior and exterior. Upon completion, the homeowner is provided with a written report of "findings" accompanied with infrared and visible images for use as documentation and corrective action decisions. Should a homeowner decide to sell the home at a later date, the inspection report can be used to assist in the sale of the home. The report should be kept, as it has value in proving upkeep of the property.
Ontario New Homeowners The "Ontario New Home Warranties Plan Act" outlines the warranty protection that builders must provide by law, to their customers. This Home Warranties Plan is administered by *Tarion Warranty Corporation, who provide an excellent reference document called "Construction Performance Guidelines". These guidelines address many possible conditions and are intended to help new homeowners understand which work and material defects are covered under the statutory warranty. An infrared inspection can assist the homeowner to determine possible deficiencies that are covered under the 1 Year and 2 Year warranty plans, as outlined in the guidelines relating to moisture, insulation, air leaks and electrical issues.
